Preventive home maintenance from an experienced handyman who can handle the small things, recognize developing problems, and explain what should be addressed.
One simple annual plan

Four quarterly maintenance services throughout a full 12-month term. No automatic renewal.
What's included
Regular attention before small problems become bigger repairs.
Each quarterly service addresses applicable maintenance items around your home within the available service time.

Up to 90 minutes each
Each service includes up to 90 minutes of total KHS service time. Normal one-way travel is included and capped at 25 minutes, leaving at least 65 minutes available on site.

Preferred scheduling
Active plan customers receive preferred scheduling for additional KHS handyman services, subject to availability.
Quarterly maintenance
What KHS checks and handles.
The exact items vary by the home, season, maintenance needs, and available service time.
Safety & HVAC
- Test accessible smoke and carbon-monoxide detectors
- Replace standard detector batteries as needed
- Inspect or replace one standard 1-inch HVAC filter as needed
- Visually check accessible thermostat operation and obvious HVAC-area water concerns
Kitchen & bathrooms
- Check accessible plumbing for visible leaks or moisture
- Check toilets for running, visible leaks, looseness, or operating problems
- Check garbage disposal for obvious leakage or operating problems
- Check accessible caulking and sealant around sinks, tubs, and showers
Interior & exterior
- Replace common basic bulbs as needed
- Check obvious loose handles, knobs, hinges, and hardware
- Note accessible doors or windows with obvious operating problems
- Perform an accessible exterior walk-around for visible maintenance concerns
Findings & minor maintenance
- Handle appropriate minor maintenance within remaining service time
- Explain significant findings to the homeowner
- Identify items that need separate repair or diagnosis
- Address seasonal or property-specific maintenance concerns when applicable
Included supplies
Up to $20 in standard KHS truck-stock consumables per service.
That is up to $80 in included routine consumables over four quarterly services when needed.
Common examples
Standard AA, AAA and 9V batteries, common basic LED bulbs, one standard 1-inch HVAC filter, small amounts of standard caulk or sealant, screws, anchors, washers, lubricant, tape, and similar low-cost maintenance supplies.
Repair parts are separate
Specialty products, plumbing components, electrical devices, specialty bulbs or filters, replacement parts, and larger quantities of materials are not included. Any separately billed parts or repairs are discussed before work proceeds.
No use-it-or-lose-it gimmicks
The consumable allowance is there when routine supplies are needed. Unused amounts do not accumulate, roll over, create a credit, or have cash value.
When maintenance becomes a repair
The symptom doesn't always tell the whole story.
KHS evaluates the condition found before recommending additional work.
A door that won't latch may need a simple adjustment—or the real problem may be deterioration in the frame. Minor maintenance may be completed during the remaining service time when practical. If a condition requires additional diagnosis, parts, materials, or a larger repair, KHS will explain what was found and communicate pricing before separately billed work proceeds.

Full 12-month term
Your 12-month plan begins on the date of your first quarterly maintenance service—not the date you enroll or pay.
No automatic renewal
Near the end of the term, KHS may offer renewal at the price then in effect. Renewal requires your affirmative agreement and payment.
Plan can move with you
If you move within the KHS service area, remaining services may move with you. If you sell and move outside the service area, remaining services may be transferred to the new owner after notifying KHS.
The KHS Home Maintenance Plan provides routine handyman maintenance and visual observation of readily accessible areas. It is not a professional home inspection, code inspection, engineering evaluation, or specialty trade inspection. Full plan terms are provided at enrollment.
